How industrial roller shutter doors work, and what to ask for

Industrial doors are sized for vehicle access, often 4m to 6m wide or more, with heavier curtains and drives. Insulated laths reduce heat loss at loading bays and help temperature-controlled stock.

Bump protection, bollards and guide-rail guards reduce damage from vehicles. Wind locks and deep guides stop wide curtains bowing out of their guides in strong winds.

What's included

  • Push-button, pull-cord, loop or remote control
  • Safety edges, photocells and light curtains
  • Single or three-phase drives
  • Direct-drive and chain motors for heavy use
  • Galvanised steel or insulated laths
  • Wicket doors and vision panels

Rules in England

Electrical work

Electric shutters are wired to BS 7671, the IET Wiring Regulations. In homes in England, new circuits are notifiable under Part P of the Building Regulations, so the work is done by a registered electrician who can self-certify it, or notified to building control.

How it works

  1. Send the details

Give us the postcode, approximate width and height, and what the shutter is protecting.

  2. We survey the opening

An engineer measures and checks the fixings, power and any planning constraints.

  3. You approve a fixed price

The quote lists the specification and price in writing, so there are no surprises.

  4. We fit and commission

Your shutter is installed, tested and handed over with instructions and paperwork.

Industrial roller shutter doors: common questions

Do you cover Boston?

Yes. Send the postcode and we will arrange a survey in Boston. We also cover nearby Spalding, Skegness and Wisbech.

What safety devices are required?

It depends on the risk assessment. Doors that close automatically or where people and vehicles pass usually need a safety edge, photocells or a light curtain, and force testing on commissioning.

Can you replace just the motor on an old door?

Often yes, if the curtain and barrel are sound. See our motor replacement service.

Can you fit a door with a pedestrian door in it?

Yes. Wicket doors can be built into many industrial shutters, although they need interlocks so the curtain cannot move while the wicket is open.

Is the survey free?

Yes, for new shutters, grilles and doors: the survey and written quote are free and there is no obligation to go ahead. Repair and servicing visits are charged, and we tell you the price before we visit.

Who carries out the work?

Work is carried out by experienced shutter engineers working for S&K Property Investments and Improvement Ltd, which is the company your contract is with.
