Shutter motor replacement

Replacement tube and industrial motors, controls, key switches and remotes.

Shutter motor replacement swaps a failed or worn motor for a new one matched to the weight and size of the curtain. Tube motors sit inside the barrel of domestic and shop shutters, while industrial doors use direct-drive or chain motors, and controls can be upgraded at the same time.

How shutter motor replacement works

Motors are matched to the curtain weight and barrel size, so an overloaded motor does not fail early. A motor that hums but does not turn, overheats or stops at random may need replacing, though controls are checked first. Limits are set on installation so the curtain stops at the right point at the top and bottom. Key switches, wall switches, receivers and remotes can be replaced or upgraded at the same visit.

Industrial direct-drive motors can be replaced with a matching or compatible unit on most doors. After a new motor is fitted, safety devices and limits are tested before handover. Some replacement motors have built-in obstacle detection, which adds protection on doors without a safety edge.

A failed motor on an otherwise sound shutter is usually far cheaper to replace than the whole shutter. Smart and timer controls can be added when the motor is replaced. We fit motors to most makes of shutter and door.

Rules that apply

What the law and planning system expect, by nation. We check these at survey.

Safety of powered shutters

Powered doors and shutters are treated as machinery. The installer commissions them with a risk assessment, safety devices where the risk calls for them and force checks to BS EN 12453, then hands over a declaration of conformity and maintenance instructions. In workplaces, the employer or whoever controls the premises must keep doors maintained and safe for staff and visitors.

Electrical work

England

Electric shutters are wired to BS 7671, the IET Wiring Regulations. In homes in England, new circuits are notifiable under Part P of the Building Regulations, so the work is done by a registered electrician who can self-certify it, or notified to building control.

Wales

Electric shutters are wired to BS 7671, the IET Wiring Regulations. In homes in Wales, new circuits are notifiable under Part P of the Building Regulations as applied in Wales, so the work is self-certified by a registered electrician or notified to building control.

Scotland

Electric shutters are wired to BS 7671, the IET Wiring Regulations. In Scotland electrical work in buildings must also meet the Scottish building standards, and is carried out and certified by a qualified electrician.

Northern Ireland

Electric shutters are wired to BS 7671, the IET Wiring Regulations, by a qualified electrician. Northern Ireland has its own building regulations, and any building control requirement for the work is confirmed with your council.

What happens next

  1. Describe the fault

Tell us what the shutter is doing, the make if you know it, and send a photo or video.

  2. Engineer visit

An engineer inspects the shutter, finds the cause and makes it safe.

  3. Fixed repair price

You get the repair price before parts are fitted; simple fixes are often done on the first visit.

  4. Tested and reported

Limits and safety devices are checked, and you get a note of what was done.

Shutter motor replacement: common questions

How do I know if the motor has failed?

Signs include humming without movement, stopping at random, overheating or not responding at all. The fault can also be the switch, receiver or power, so an engineer checks those first.

Can you fit a motor to a different make of shutter?

Usually yes, by matching the motor size and torque to the barrel and curtain.

Do I need a new key switch too?

Not always. If the switch works and is compatible, it can stay. Worn or weather-damaged switches are often replaced at the same time.

Can I add remote control when the motor is replaced?

Yes, many replacement motors and controllers support remotes, timers or app control.

Is the survey free?

Yes, for new shutters, grilles and doors: the survey and written quote are free and there is no obligation to go ahead. Repair and servicing visits are charged, and we tell you the price before we visit.

Are your prices fixed?

Yes. After the survey you get a written price for the agreed specification, confirmed before anything is ordered or any work starts. If you change the specification, or a hidden problem such as a weak lintel is found during fitting, we price it and agree it with you before carrying on.
