How industrial roller shutter doors work

Industrial doors are sized for vehicle access, often 4m to 6m wide or more, with heavier curtains and drives. Direct-drive motors mounted on the end plate are typical on large doors because they handle heavy curtains and frequent cycles. Safety edges, photocells and light curtains protect people and forklifts passing under the door. Wind locks and deep guides stop wide curtains bowing out of their guides in strong winds.

Wicket doors and vision panels let staff walk through or see outside without opening the full door. Insulated laths reduce heat loss at loading bays and help temperature-controlled stock. Three-phase motors are common on larger doors, and the electrical supply is checked at survey.

Planned maintenance keeps busy doors running and is part of keeping workplace equipment safe. Bump protection, bollards and guide-rail guards reduce damage from vehicles. Timers, induction loops and push-button stations can be added for busy loading bays.

Rules that apply

What the law and planning system expect, by nation. We check these at survey.

Safety of powered shutters

Powered doors and shutters are treated as machinery. The installer commissions them with a risk assessment, safety devices where the risk calls for them and force checks to BS EN 12453, then hands over a declaration of conformity and maintenance instructions. In workplaces, the employer or whoever controls the premises must keep doors maintained and safe for staff and visitors.

Electrical work

England

Electric shutters are wired to BS 7671, the IET Wiring Regulations. In homes in England, new circuits are notifiable under Part P of the Building Regulations, so the work is done by a registered electrician who can self-certify it, or notified to building control.

Wales

Electric shutters are wired to BS 7671, the IET Wiring Regulations. In homes in Wales, new circuits are notifiable under Part P of the Building Regulations as applied in Wales, so the work is self-certified by a registered electrician or notified to building control.

Scotland

Electric shutters are wired to BS 7671, the IET Wiring Regulations. In Scotland electrical work in buildings must also meet the Scottish building standards, and is carried out and certified by a qualified electrician.

Northern Ireland

Electric shutters are wired to BS 7671, the IET Wiring Regulations, by a qualified electrician. Northern Ireland has its own building regulations, and any building control requirement for the work is confirmed with your council.

Industrial roller shutter doors: common questions

How often should an industrial door be serviced?

Busy doors are usually serviced at least once or twice a year, and more often where they cycle many times a day. The manufacturer's instructions and your risk assessment set the frequency.

Do industrial doors need a three-phase supply?

Larger doors often use three-phase motors, but many can run on single-phase. We check your supply at survey and specify the drive to suit.

Can you fit a door with a pedestrian door in it?

Yes. Wicket doors can be built into many industrial shutters, although they need interlocks so the curtain cannot move while the wicket is open.

What safety devices are required?

It depends on the risk assessment. Doors that close automatically or where people and vehicles pass usually need a safety edge, photocells or a light curtain, and force testing on commissioning.

Can you replace just the motor on an old door?

Often yes, if the curtain and barrel are sound. See our motor replacement service.

Is the survey free?

Yes, for new shutters, grilles and doors: the survey and written quote are free and there is no obligation to go ahead. Repair and servicing visits are charged, and we tell you the price before we visit.

Are your prices fixed?

Yes. After the survey you get a written price for the agreed specification, confirmed before anything is ordered or any work starts. If you change the specification, or a hidden problem such as a weak lintel is found during fitting, we price it and agree it with you before carrying on.
