Shutter servicing & maintenance in Dumfries & Galloway: the essentials

A service record helps show insurers and inspectors that the shutter is looked after. Workplace regulations require the employer or person in control of the premises to keep doors and gates, including powered shutters, maintained in efficient working order. Busy commercial and industrial doors usually need servicing more often than a shop shutter used twice a day.

A service covers the curtain, guides, barrel, springs, motor, limits, controls, locks and safety devices. Safety edges and photocells are tested so the shutter stops and reverses as it should.

Rules in Scotland

Safety of powered shutters

Powered doors and shutters are treated as machinery. The installer commissions them with a risk assessment, safety devices where the risk calls for them and force checks to BS EN 12453, then hands over a declaration of conformity and maintenance instructions. In workplaces, the employer or whoever controls the premises must keep doors maintained and safe for staff and visitors.

What is checked on a service?

The curtain, guides, barrel, springs, motor, limits, controls, locks and safety devices, followed by a written report.

Most shop shutters benefit from a yearly service, and busy commercial or industrial doors usually need two or more visits a year. The manufacturer's instructions and your risk assessment set the frequency.

Yes, we can schedule planned maintenance across multiple sites with one report format.

Who carries out the work?

Work is carried out by experienced shutter engineers working for S&K Property Investments and Improvement Ltd, which is the company your contract is with.

How long does it take from order to fitting?

Shutters are made to measure after the survey, so the lead time depends on the product, colour and any security rating. We confirm it in your quote.
