Shutter servicing & maintenance in Failsworth: the essentials

Busy commercial and industrial doors usually need servicing more often than a shop shutter used twice a day. Each visit ends with a written report listing what was checked and anything that needs attention.

Workplace regulations require the employer or person in control of the premises to keep doors and gates, including powered shutters, maintained in efficient working order. Multi-site and multi-shutter contracts can be scheduled together so every door is covered.

Features to choose from

  • Safety edge and photocell testing
  • Cleaning and lubrication of guides and bearings
  • Multi-shutter and multi-site contracts

Rules in England

Safety of powered shutters

Powered doors and shutters are treated as machinery. The installer commissions them with a risk assessment, safety devices where the risk calls for them and force checks to BS EN 12453, then hands over a declaration of conformity and maintenance instructions. In workplaces, the employer or whoever controls the premises must keep doors maintained and safe for staff and visitors.

How it works

  1. Describe the fault

Tell us what the shutter is doing, the make if you know it, and send a photo or video.

  2. Engineer visit

An engineer inspects the shutter, finds the cause and makes it safe.

  3. Fixed repair price

You get the repair price before parts are fitted; simple fixes are often done on the first visit.

  4. Tested and reported

Limits and safety devices are checked, and you get a note of what was done.

Before you book in Failsworth

Do you cover Failsworth?

Yes. Failsworth (M35) is within our Greater Manchester coverage, along with nearby Droylsden, Ashton-under-Lyne and Chadderton.

What is checked on a service?

The curtain, guides, barrel, springs, motor, limits, controls, locks and safety devices, followed by a written report.

How often should a roller shutter be serviced?

Most shop shutters benefit from a yearly service, and busy commercial or industrial doors usually need two or more visits a year. The manufacturer's instructions and your risk assessment set the frequency.

Is servicing a legal requirement?

In workplaces, the employer or person in control of the premises must keep powered doors maintained in efficient working order and safe for staff and the public. Regular servicing with a record is the practical way to show that.

Do you work with landlords and managing agents?

Yes. We quote, fit and service shutters for landlords, managing agents and facilities teams, including multi-site planned maintenance.

Who carries out the work?

Work is carried out by experienced shutter engineers working for S&K Property Investments and Improvement Ltd, which is the company your contract is with.
