How shutter servicing & maintenance works, and what to ask for

Servicing can extend the life of motors and springs by keeping the curtain running freely. Busy commercial and industrial doors usually need servicing more often than a shop shutter used twice a day. Workplace regulations require the employer or person in control of the premises to keep doors and gates, including powered shutters, maintained in efficient working order.

A service covers the curtain, guides, barrel, springs, motor, limits, controls, locks and safety devices. Small issues like worn bearings or loose fixings are cheaper to fix early than after a breakdown.

Rules in England

Safety of powered shutters

Powered doors and shutters are treated as machinery. The installer commissions them with a risk assessment, safety devices where the risk calls for them and force checks to BS EN 12453, then hands over a declaration of conformity and maintenance instructions. In workplaces, the employer or whoever controls the premises must keep doors maintained and safe for staff and visitors.

Before you book in Rutland

How often should a roller shutter be serviced?

Most shop shutters benefit from a yearly service, and busy commercial or industrial doors usually need two or more visits a year. The manufacturer's instructions and your risk assessment set the frequency.

Is servicing a legal requirement?

In workplaces, the employer or person in control of the premises must keep powered doors maintained in efficient working order and safe for staff and the public. Regular servicing with a record is the practical way to show that.

What is checked on a service?

The curtain, guides, barrel, springs, motor, limits, controls, locks and safety devices, followed by a written report.

Is the survey free?

Yes, for new shutters, grilles and doors: the survey and written quote are free and there is no obligation to go ahead. Repair and servicing visits are charged, and we tell you the price before we visit.

Do you repair shutters fitted by other companies?

Yes. We repair and service most makes of roller shutter, grille and industrial door, whoever fitted them.
