How shutter servicing & maintenance works, and what to ask for
Each visit ends with a written report listing what was checked and anything that needs attention. A service record helps show insurers and inspectors that the shutter is looked after.
Workplace regulations require the employer or person in control of the premises to keep doors and gates, including powered shutters, maintained in efficient working order. Fire shutters need their own drop testing and servicing, which we cover separately.
Options we can specify
- Multi-shutter and multi-site contracts
- Spring tension and balance checks
- Motor, limit and control checks
- Fixing and bracket checks
- Safety edge and photocell testing
- Cleaning and lubrication of guides and bearings

Rules in England
Safety of powered shutters
Powered doors and shutters are treated as machinery. The installer commissions them with a risk assessment, safety devices where the risk calls for them and force checks to BS EN 12453, then hands over a declaration of conformity and maintenance instructions. In workplaces, the employer or whoever controls the premises must keep doors maintained and safe for staff and visitors.
