Roller shutter maintenance checklist

Simple checks you can do between services, what an engineer checks, and how often shutters should be serviced.

Between services, simple visual checks help catch problems early. Do not dismantle anything, and stop using the shutter if something looks wrong.

What can I check myself?

  • Keep guides clear of dirt, leaves and litter
  • Look for dented or misaligned laths
  • Listen for new grinding or squealing
  • Check the key switch and remote work normally
  • Clean photocell lenses with a soft cloth
  • Make sure nothing is stored under the curtain

What does a professional service include?

An engineer inspects the curtain, guides, barrel, springs, motor, limits, controls, locks and safety devices, cleans and lubricates moving parts, adjusts where needed and writes a report.

How often should shutters be serviced?

Most shop shutters benefit from a yearly service. Busy commercial and industrial doors usually need two or more visits a year, and fire shutters need regular drop testing. Follow the manufacturer's instructions and your risk assessment.

Questions about this topic

Can I lubricate the guides myself?

Light cleaning is fine. Use only the lubricant the manufacturer recommends, as some attract dirt.

Is a service contract worth it?

For busy doors and multi-shutter sites, planned maintenance reduces breakdowns and keeps records in one place.
